Required documents for Sale, Buy, Gift etc.

The documents required for real estate registration are listed below. You do not need to bring all of them to the interview. If you have a fixed asset assessment notice, we can give you an estimate. In addition, if the documents are in English, we can prepare a translation and a translation certificate.

  • Passport copy + original certificate “No difference from the original”
  • Japanese translation of passport (English translation also acceptable)
  • Affidavit (document certified by a notary public) and its Japanese translation (English translation also acceptable)
  • Domestic resident’s consent form for contact details in Japan + official seal + seal certificate
  • Seal (if you are a foreign national, you do not need one, but it is better to have one when making corrections, etc.) → I can make one for you

What is the “Contact details in Japan”?

When foreign nationals purchase real estate in Japan, a “domestic contact” has been added as a registration item. This is for receiving tax notices and correspondence from real estate management companies, and requires a person with an address in Japan.

Examples of people who can serve as domestic contact points

  • Family and relatives (if they live in Japan)
  • Friends and acquaintances (people you can trust)
  • Your company (if the company allows it)
  • Real estate companies (in some cases, we can accommodate your request after consulting with the real estate company)

If you do not have a suitable contact person in Japan, we can prepare a statement and apply for registration, so please let us know.
